Building Control Requirements
Carrying out demolition work
Under Section 80 of the Building Act 1984, you must notify the Council of your intention to demolish the whole or part of a building except where you have received a demolition order under the Housing Act, or where the demolition is:
- Of an internal part of a building where the building is occupied and will continue to be occupied,
- Of a building where the volume of the building is no more than 1750 feet, or of a greenhouse, conservatory, shed, or prefabricated garage which forms part of a larger building,
- Of an agricultural building, except where the building is adjoining another building that is not an agricultural building.
You can notify us of your demolition using our online form or download our PDF form to mail to us. There is no charge for this service. In addition to notifying us of the demolition, it is your duty to provide a copy of your Section 80 notice to the occupier(s) of adjacent buildings, the public gas supplier (Cadent), and the public electricity supplier (Electricity North West).
We will counter serve a notice under Section 81 of the Act within 6 weeks of receiving your Section 80 notice. This notice may include certain conditions that must be followed prior to commencement, during or following completion of the demolition works.
